Rent Reviews

Have an expert adviser on your side

Our comprehensive rent review service is available for landlords of both residential and commercial properties.

The basis for the rent you propose must be the current open market value. Upwards-only rent reviews are prohibited by section 132 of the Land and Conveyancing Law Reform Act 2009 for all commercial lease agreements entered into after 28 February 2010. Falcondale Property will advise you on what is reasonable to expect based on the most recent comparable evidence. We will conduct the negotiation with your tenant in a professional, non-adversarial manner.

Our service is invaluable where you don’t have the time or expertise to conduct rent negotiations or where you simply prefer to have an independent third-party adviser engage with your tenant to protect your relationship.

Save time and money by getting advice on your lease.

We strongly advise landlords to seek expert advice when drawing up the lease. The wording of the rent review clause, break clauses and other terms and conditions of the lease are important as once the lease is signed, it is set in stone for the duration. Any oversight could end up costing you time and money.
